Plan Design Go Ltd has prepared the Design and Access Statement to support the detailed planning and Listed Building application for the Conversion and alteration of former elderly persons' residence to form 13 self-contained apartments, including an extension to rear. And erection of two-storey apartment building to the rear and associated development.

The building was constructed sometime mid 18th Century and has retained its original form and character, but has been subject to many Planning Applications mainly arising from its use as an elderly person home. The building was a grand residence, and its scale makes it suitable for conversion to apartments.

The proposals were for the conversion and extension of the existing building to create 1no. 3 bed (grand apartment), 2no. 2 bed  4no. 1 bedroom apartments with a new purpose-built apartment building to the rear creating a further 6no. 2-bed apartments, to a total of 13 dwellings. The site provides a total of 11no. car parking spaces on an area of 0.1 hectares.

The layout of the conversion has been carefully designed to protect the important features of the Listed Building. The important spaces within the building- the Entrance Hall, Grand Staircase, and Lounge, are incorporated into a large 3 bedroom duplex type apartment, ensuring the legibility of the internal arrangement. The rear yard was largely paved to provide car parking and amenity, utilising a small palette of materials appropriate for the location.

The proposed rear building has been designed to be subservient to the original building and reflects a more domestic architecture so as not to compete with the grandeur of the old main building.
